Ensures all mortgage loans are processed, closed, posted and funded in a timely, efficient and accurate manner. Ensures that all ! loan application and closing requirements are met at both the federal and state level in order to perfect the Credit Union's lien position. May act as an independent reviewer to ensure that best practices are performed for appraisal and evaluation functions. Completes and tracks required loan documentation, computer input, document production, document audit, loan posting and funds disbursement.

Schedule: Monday - Friday 8:00 am - 5:00 pm

DUTIES

Review and analyze mortgage loan documents to ensure accuracy, lien position and vesting for the benefit of the member and to minimize risk to the Credit Union.

Verify loan files for accuracy, completeness and to ensure compliance with all federal and state requirements. Information verified includes interest rate, loan program, collateral code, lock expiration, loan to value, origination fee and promotional charges. Input loan data into system.

Provide a superior member experience! by actively listening to and assessing the needs of the membe! r, identifying and recommending solutions, and referring members to the appropriate person or department.

Ensure proper disclosures are provided to member before closing.

Confirm underwriting conditions are satisfied.

Work with title companies, surveyors and attorneys to perfect the Credit Union's mortgage lien position on both in-state and out-of-state loans.

Order title work, review searches and commitments, and resolve lien position problems, judgments or encumbrances.

Order appraisals and surveys. Interpret and resolve encroachments. Complete overview of appraisals.

Verify property tax requirements are met.

Order flood certifications and ensure all protection requirements are met. Ensure all mortgage loans have a current homeowner's insurance policy in place.

Perform pre-closing audits of all real estate loans. Review loan origination documents and closing documents to verify accuracy of loan paymen! ts and loan values, and to ensure that the loans include proper documentation, comply with Credit Union guidelines, etc.

Review loan details with member prior to closing.

Prepare closing document packages, mortgage releases, subordination agreements and modification agreements as needed. Send or deliver closing packages to title company.

Book loans to the system. Process disbursements.

Perform other duties as requested by management.

QUALIFICATIONS

Six months of similar or related experience required.

One year experience processing real estate loans and providing customer service desired.

Six months experience reviewing real estate appraisals desired.

Solid knowledge of Microsoft Office applications (specifically Excel and Word); demonstrates ability to learn and effectively utilize in house programs and third party mortgage lending software.

Possesses good understanding of laws and re! gulations governing lending and financial institutions, as well as know! ledge of SLFCU lending guidelines desired.

Basic knowledge of Credit Union products and services, features, and benefits.

Very detailed oriented and ability to multi-task.
