SUMMARY
Manages residential real estate properties for owners by performing the following
duties personally or through subordinate supervisors in order to optimize the return on investment
for the owner while providing a quality of living environment for residents and promoting a positive
working relationship with employees.

ESSENTIAL DUTIES AND RESPONSIBILITIES are listed below and will always include those
specifically assigned by the immediate supervisor.
  • Prepares and implements a marketing plan for the property each year.
  • Responsible for! ensuring 100% compliance in any tax-credit or set-aside apart! ment units.
  • Responsible for maintaining budgeted occupancy levels at approved rental rates.
  • Prepares and monitors operating budget, and reports on status of property such as
variance and occupancy reports.
  • Responsible for achieving the highest possible Net Operating Income (NOI) though
effective cost control and maximizing revenue.
  • Collects specified rents, delinquent rents, files evictions and approves write-offs as
necessary.
  • Conducts regular training for all staff members.
  • Responsible for maintaining all on-site books, record keeping and files.
  • Conducts periodic meetings with entire staff,
  • Arranges for alterations to, or maintenance upkeep, or reconditioning of property as
specified in property management agreement. Supervises maintenance of buildings and
grounds.
  • Employs, or contracts for services of leasing consultants, mainte! nance, grounds keeping
personnel, onsite management personnel and security when applicable. Supervises
hiring process by subordinates.
  • Arranges for and approves purchasing of supplies, services, and goods for the property.
  • Attends to resident issues and needs, including neighbor disputes, renewals,
maintenance issues, and all matters relating to the residents.
  • Develops and implements resident retention, marketing, and advertising programs.
  • Responds to after hour-s emergency calls as required.
  • Assists with eviction of residents in compliance with court orders and directions from
attorneys.
  • Creates and maintains a positive environment for staff and promotes a high quality of
rental-living experience for the residents.

SUPERVISORY RESPONSIBILITIES The number of supervised employees will vary depending
upon the size of the residential community. Is resp! onsible for overall direction, coordination and
evaluation of all t! he onsite employees. Carries out the supervisory responsibilities in accordance
with UAH Property Management policies and procedures and applicable laws. Responsibilities
include interviewing, hiring, and training employees; planning, assigning, and directing work;
appraising performance; rewarding and disciplining employees; addressing complaints and
concerns and resolving problems.

QUALIFICATIONS To perform this job successfully, an individual must be able to perform each

Qualified candidates must have:
EDUCATION and/or EXPERIENCE Bachelor-s Degree from a four-year college or university; or
one to two years- related experience and/or training; or equivalent combination of ! education and
experience.

LANGUAGE SKILLS Ability to read, analyze, and interpret general business periodicals,
professional journals, and governmental regulations. Ability to write reports, business
correspondence, and procedure manuals. Ability to effectively present information and respond
to questions from residents, owners, supervisors, and the general public.

MATHEMATICAL SKILLS Ability to calculate figures and amounts such as discounts, interest,
commissions, proportions, percentages, rent per square foot and other basic algebraic functions.
Ability to read and understand operating statements and budgets.

REASONING ABILITY Ability to solve practical problems and deal with a variety of frequently
conflicting priorities and distractions while keeping the community running smoothly. Ability to
interpret a variety of instructions furnished in written, oral, diagram, or schedule form. Ability to
deal with resi! dents in an empathetic, professional manner. A good understanding of cu! stomer
service concepts and applicability will be necessary in this position.

CERTIFICATES, LICENSES, REGISTRATIONS
  • Will be encouraged to earn the ARM or CAM designation
  • Complete and pass Fair Housing Test
  • Compliance Training Certificate (For Tax Credit or Set-Aside Communities)
  • Valid state drivers license
  • Attend training courses as offered by UAH Property Management, LP

While performing the duties of this job, the employee is frequently exposed to outside weather
conditions. The employee is occasionally exposed to fumes or airborne particles, toxic or caustic

moderate. The employee is frequently exposed to high-pressure demands from the property
owner to maintain high occupancy (95%) while promotin! g positive resident relations. Employee
may be subject to frequent ! complaints and concerns from residents. Employee will be required to
work overtime to complete reporting assignments.
